Why Asbestos Was Commonly Used in Canadian Buildings

Asbestos was widely used in Canadian construction for much of the 20th century because of its unique combination of properties. It is highly fire-resistant, durable, an excellent thermal and acoustic insulator, and relatively inexpensive.

These characteristics made it a popular additive in products such as joint compound, textured ceilings, floor tiles, pipe insulation, plaster, and cement board. During the post-war building boom, these materials became standard in homes, schools, offices, and commercial buildings across Canada, including Calgary.

Although its use in new construction declined significantly by the late 1980s, many buildings constructed before that period still contain asbestos today.

Why Asbestos Testing is Important Before Any Renovation Project in Calgary

In Calgary, asbestos testing is a critical first step before starting most renovation or demolition projects. The City of Calgary requires an asbestos assessment for demolition permits and many renovation projects, particularly for properties constructed before 1990.

Before applying for a demolition permit in Calgary, you will need to complete and submit the City’s Asbestos Abatement Information Form along with your laboratory test results.

Beyond regulatory requirements, testing protects workers, contractors, and future occupants by identifying materials that could release asbestos fibers when disturbed. Discovering asbestos after work has already begun can lead to costly project delays, additional remediation expenses, and potential liability.

Proper testing upfront allows you to plan the project safely, stay compliant with Calgary’s permitting process, and avoid unexpected complications.

Textured spray-applied ceiling finish popular in Calgary homes built from the 1950s through the early 1980s. It often contains asbestos or was applied over vermiculite insulation. One of the most frequently tested materials prior to renovations.

Gold-brown, pebble-like loose-fill insulation commonly found in attics of homes built before the mid-1980s. It was widely used for its fire resistance and insulating properties. Should be tested before any disturbance or removal.

The “mud” used to seal seams and cover screws between drywall sheets. Chrysotile asbestos was commonly added to joint compound until the late 1970s. Both the compound and the drywall itself are often sampled separately.

9×9 and 12×12 vinyl or linoleum flooring frequently installed in basements, kitchens, and bathrooms of older Calgary homes. The black adhesive (mastic) underneath the tiles is also commonly tested, along with any paper backing that may be present, especially with linoleum.

Traditional interior plaster walls and exterior stucco finishes found in homes built before the widespread use of drywall. Asbestos was sometimes added for strength and fire resistance. Multiple layers (scratch, brown, and finish coats) may need to be tested individually.

White or grey fibrous wrap or block insulation on heating pipes, boilers, and HVAC ductwork. Common in basements and mechanical rooms of pre-1980s buildings. These materials are often friable and require careful sampling.

Square 2×2 or 2×4 textured tiles commonly installed in suspended ceiling grids. These tiles are frequently found in offices, schools, retail spaces, and finished basements of older Calgary homes and commercial buildings. Many acoustic tiles manufactured before the mid-1980s contain asbestos and are regularly tested during renovations and tenant improvements.
